Increase reliability of the projects with a view to their regulatory conformance

Nantes metropolis must meet issues of densification. The question is then to contextualize answers to this problematic.

We looked for the best adapted answers in terms of local political commitment, metropolitan prerogatives and citizen acceptance. Through the study of 15 urban sites dispatched on 6 cities in the east of Nantes Metropolis, our strategic directions for development contributed to build up the regulatory writing of the Metropolitan Urban Development Plan on various problematics : urban renewal to intensify existing polarities, densification around public transports structuring routes, expansion of programmatic diversity … etc.
A citizen consultation was set up during the studies so as to favor understanding and acceptance.

The issue : to welcome as many housing as possible on this privileged site (outstanding landscape environment, public transports, equipments, commercial poles, leasure, …) while preserving The Bois des Gripôts.
Our proposition : keep a first frontline of activities, existing shops and housing on the Route de Clisson, at a distance from traffic noise and organize housing in a back line. Valuing the Bois also implies thinking about uses (small equipment, pedestrian routes, leasure, education, ecological wealth of the interfaces…).
Study area : 7 hectares

Numerous ways to inhabit this high-potential heart of city (equipment, accessibility, shops) can be imagined in a logic of intensification and diversity, especially regarding intergenerational mixing.
So as to characterize the territory’s identity in a peculiar way, the issue was to connect the constituent elements of the sector (transports, landscape, public spaces, project’s temporality). There are many possibilities for densification, also allowing a better characterization of the public places, around the market square, the parc de l’Europe, and the sports ground.

Vertou – Site du Chêne Ferré – Pôle Sud commercial zone – Entrance, of agglomeration

Peculiar in its location, Le Chêne Ferré is an important environmental link between le bois des Gripôts and the Foresterie.
Our proposition : to create a metropolitan district near Vertou train station organizing business and commercial activities on both sides of Route de Clisson, and mixing housing and craft or commercial activities. Our strategy also tends to create an urban reality that would be more susceptible to welcome inhabitants and active profiles The reshaping of the district will also allow to define a new identity for the entrance of the agglomeration.
