Reconcile density, city life and quality of life

How to turn an old car body factory into a mix district, located in the heart of a village that has become a metropolitan polar point.

Set amidst a green area, the site is just nearby shops and public transports. Through this large-scale urban reconversion the project aims at soothing and giving more consistency to the district, as it welcomes a city-center like density, diversity in housing structures, as well as commercial dynamism and an offer of public equipments (nursery, nursing home).

Overall 160 housing (that is a density of about 110/ha) set up within 4 blocks which are respectful of the current building frame and of the existing vegetal patrimony. They contribute to redesigning the urban façade in Rue de Bretagne. The depth of the district is revealed thanks to the opening of central square and through the broad view it offers on this major axis in the city. The rhythm of constructions produces dialogue with the historical large houses of the village. The presence of the nursery and the nursing home, as well as the shop terraces, enliven the square every day. A continuity in the Pedestrian routes is then created in this federating public space which makes it the mark of the renewal of the district.
The architecture is made of openness and rhythm between the buildings and then offers a wide and simplified entrance on the Jules Verne operation. The integration of underground car parks enhances this day-to-day sweet art of life.
